-Draft offer, addendums, and necessary disclosures via broker process -Send offer, addendums, and necessary disclosures to client for signatures via broker process -Check all documents for completeness -Send signed offer to all parties -Send personalized intro email & executed documents to all parties -Ensure receipt of earnest money & option fee -Manage deadlines for agent -Generate & obtain signatures for amendments as needed -Complete all broker compliance requirements -Ensure all documents uploaded to broker compliance system -Maintain constant communication with all parties -Ensure ongoing lender communication regarding appraisal, 3-day CD, CTC, final CD, etc. -Monitor appraisal timeline -Ensure ongoing title company communication regarding commitment, survey, closing, etc. -Confirm client receipt of title documents -Obtain and provide pre-closing property details (utilities, mail, keys, home services, etc.) to client -Schedule closing -Coordinate final walk through -Send review link to client *Payment for this service is due upon confirmation of disbursed sale proceeds by the title company* *If Offer Management has been finalized and payment received for the same client, this service fee will be reduced to $300*
